Quintessential’s Port Adelaide Distribution Centre up for grabs

A landmark industrial estate at the centre of the Gillman industrial area is out for sale with an international expressions of interest campaign in progress closing at 3pm (AEST) on May 29, 2025.

The Port Adelaide Distribution Centre sale is being handled by Colliers I & L Capital Markets, in conjunction with CBRE.

The centre was developed by Melbourne-based property investment and development firm Quintessential. It is just 12km from Adelaide’s CBD and the airport and 7km away from the Port of Adelaide.

On a LinkedIn post promoting the campaign on April 29, Colliers agent Gavin Bishop says the centre presents a “rare opportunity to secure immediate scale in Adelaide’s high-performing and tightly held Gillman industrial market”.

“The landmark estate offers strong passing income, rental reversion potential, and multiple exit strategies, supported by major infrastructure investment and urban renewal projects like the Port Adelaide Renewal and Henderson Defence Precinct,” Bishop says.

A video promoting the sale shows the centre is based adjacent to the Eastern Rail Link at 25-91 Bedford St, Gillman.

It indicates a “strategic 3-year WALE (by income) supported by an established, diversified tenant base of 17 established high-quality tenant covenants including Visy Logistics, Ameropa Australia, Toll Transport and Spendless Shoes”.

The video also states the centre has an “assessed net market income of approximately $16.8 million ($96/M2) per annum, providing rental reversion upside”.

The centre covers 32 hectares and 13 freestanding warehouse facilities.

The sales team for this project is Colliers’ Gavin Bishop, Sean Thomson, Tom Barrett, and Paul Tierney, in conjunction with Chris O’Brien, Andrew Bell, and Paul McKay of CBRE.

A scan of property analyst sites suggest the market is expecting the property to sell for in excess of $225 million.
