Charter Hall secures Jenmar logistics hub at Smeaton Grange

The 15-year pre-lease will allow a global manufacturing powerhouse to expand at the Sydney logistics hub

Charter Hall has announced it has secured a 15-year pre-lease with global manufacturing business Jenmar Australia in Sydney’s south-west.

The 31,000sqm facility will be at Smeaton Grange Logistics Hub, marking a significant milestone in the precinct’s development.

The 16.71ha site at 80 Hartley Road, Smeaton Grange, comprising a single warehouse originally constructed in 1998 and previously leased to Coles, is currently being demolished to make way for a new state-of-the-art logistics estate.

The redevelopment will include three new warehouse and office facilities with a combined 78,000sqm GLA, and the pre-commitment to Jennmar Australia accounting for almost 45 per cent of the total site area.

Jennmar will consolidate its existing operations from 15 smaller warehouses across the wider Smeaton Grange area into a single purpose-built facility, with room for future growth via 6,000sqm of potential expansion space.

Strategically located within the rapidly growing Smeaton Grange industrial precinct, the estate provides easy access to major transport routes, including the M5 and M7 motorways, providing seamless connectivity to Sydney’s key commercial areas and the new Western Sydney International Airport planned to open in 2026.

The redevelopment is targeting a 4 Star Green Star rating and will incorporate the latest technology and sustainability features including PV solar systems, EV charging stations, rainwater harvesting and reuse, smart building metering and drought tolerant landscaping.
