“Benchmark” industrial site sold for $25.5 million

A former DHL site in Pennington, Adelaide is poised to become a refurbished industrial park following its sale

A 21,000sqm former DHL facility in Adelaide’s north has been acquired by Merlino Development Group in a $25.5 million transaction and is set to be expanded and refurbished to become a new industrial and logistics estate.

The Pennington property was acquired in an off-market sale and is one of the largest industrial transactions in Adelaide in 2024 so far.

The development will feature office and warehouse space ranging from 2100sqm to 3200sqm and include high-clearance warehousing equipped with gantry cranes, secure yards and full drive-around access.

Andrew Wilson of McGees Property negotiated the sale, and says there has already been extensive interest in the well-positioned property.

“We’ve already received a wave of interest with logistics, defence and engineering groups notably prominent in the enquiry,” Wilson says. “There are several proposals already under consideration.

“There’s clearly still really strong demand from groups to be centrally located between the port, airport and CBD.

“Well-located and well-connected sites such as this are becoming rarer and rarer and we expect to see ongoing demand momentum at this site.

“This project is poised to become a benchmark for industrial developments in the region.”

Wilson and Marco Onorato from McGees Property are leading the campaign in partnership with Leedwell’s Anthony De Palma and Jamie Forwood.

The Pennington site is located close to major transport routes including the Port River Expressway, Northern Connector and Outer Harbor, and offers direct access off Grand Junction Road.
